The notary presents the deed, formalizes the transfer of ownership and remits the funds under the agreed terms. The date is coordinated with the occupancy schedule in the offer.

How do building reviews work?+

For an acquisition focused on land potential, the review primarily concerns the site, title and documents. When a house is acquired for renovation, the building-specific reviews are defined in the offer. The agreed price and terms remain the reference.

Can the property be sold without legal warranty?+

Yes. The offer may provide for a sale without legal warranty, at the buyer’s risk and peril. DevUrban then assumes the risk related to the building’s quality under the written terms.

Is the offer conditional on financing?+

When appropriate for the transaction, DevUrban can provide proof of funds and present an offer without a financing condition.

Do I pay a commission?+

DevUrban acts as the direct buyer. A sale completed directly with the company can therefore proceed without a brokerage commission payable to DevUrban to find a purchaser.

What happens after the offer is signed?+

DevUrban completes the stated validations, transfers the file to the notary and gathers the required documents. The notary then prepares the deed of sale and coordinates signing on the agreed date.

Does DevUrban build the projects itself?+

DevUrban focuses on acquisition, analysis, planning and real estate development. When construction is required, the work is assigned to qualified general contractors and specialized partners.
