DevUrban organizes every acquisition around a clear process. The owner knows the price, terms, dates and next steps before signing the offer.

Initial conversation

We answer your questions and build an initial picture of the property. The conversation helps us understand your preferred timeline, priorities and the terms that would make the transaction work for you.

You can tell us the address or lot number, property type, current occupancy and the date that would suit you. This step also gives us an opportunity to explain who DevUrban is and why the property attracted our attention.

Property review

DevUrban gathers available information about the land, building, area and municipal framework to understand the site’s potential.

Our team may review the assessment roll, land register, lot dimensions, access, municipal services, zoning and surrounding context. This work supports a proposal that is coherent with the property.

Meeting and site visit

A meeting allows us to see the property, complete the information and discuss your needs directly. The format and timing of the visit are arranged with you.

For an acquisition focused on land potential, the review primarily concerns the site and its documents. When a house is acquired for renovation, the building-specific reviews are identified in the offer.

Presentation of the purchase offer

DevUrban presents a written proposal stating the price, dates, occupancy, documents, reviews and each party’s responsibilities.

Every clause is explained. The owner receives a complete view of the agreement, from signature through the notarial appointment, and may consult the professionals of their choice.

Reviews and notarial preparation

After signature, DevUrban completes the validations listed in the offer and transfers the file to the notary. The agreed price remains the reference throughout this preparation.

The validations may cover title, available documents, land potential and the stated conditions. The notary then coordinates the required records, adjustments and preparation of the deed of sale.

Signing the deed of sale

The notary presents the deed, formalizes the transfer of ownership and remits the funds under the agreed terms. The date is coordinated with the occupancy schedule in the offer.

DevUrban pays the fees of the notary selected for the transaction. When a mortgage is registered against the property, the notary arranges its discharge and applies the related costs to the seller’s file.

Reviews defined from the outset.

The applicable validations are written into the offer. For a property acquired because of its land potential, our team may review title, dimensions, zoning, access, services and available documents.

When a house is acquired for renovation, the building-specific reviews are included in the proposal. In every file, their purpose is to confirm the information required to prepare the transaction under the agreed terms.

The notary’s role.

The notary receives the offer, examines title, gathers documents, prepares the deed of sale and calculates applicable adjustments. The notary also coordinates repayment and discharge of an existing mortgage and remits the funds under transaction rules.

DevUrban selects and pays the notary handling the sale. Mortgage discharge costs, when applicable, are accounted for in the seller’s file by the notary.

Occupancy flexibility.

A transaction may be organized quickly or over a longer schedule. The signing and possession dates can be coordinated with the time the owner is ready to leave. An extended occupancy period may also be included when the file permits it.

These dates are written into the offer so the owner can plan the move and next steps precisely.
